PROJECT DESCRIPTIONS:
Manfredi Cold Storage, one of the East Coast's largest cold storage warehousing companies, approached D. L. Howell & Associates (DLH) to assist them in expanding their temperature controlled warehousing facilities located in Toughkenamon, Pennsylvania. The two phased project consisted of a 100,000 SF cold-storage warehouse with over 400 linear feet of loading dock frontage, storage for seventeen tractor trailers and 91,000 SF of concrete paving. This facility is constructed directly west of Manfredi's existing cold storage buildings along Chambers Road. Phase II of the project is proposed to be an 18,000 SF accessory office building with access directly onto West Baltimore Pike.

Several challenges arose during the design and approval process for the project. The high density of impervious coverage (cold storage warehouse and concrete paving) in the southern area and the discovery of a naturally high water table presented challenges to provide a stormwater management design that met the PA Department of Environmental Protection's requirements to obtain the NPDES permit. D. L. Howell was able to design a large shallow pipe storage facility under the truck circulation area to meet all pertinent regulations.
Another challenge came from the physical proximity of the Cold Storage Warehouse to the East Penn Railroad rail line at the southern end of property. This facility has been designed to have direct frontage on a rail siding to allow direct unloading of rail freight into the warehouse.
