PROJECT DESCRIPTIONS:

D. L. Howell & Associates, Inc. was contacted in 2002 by Caln Nether Company, L.P. to assist them in developing Bailey Station, a 200 acre tract located in the center of Caln Township, Chester County. The site is conveniently located along the Route 30 corridor, within walking distance to the Thorndale Train Station as well as businesses, shops, retail centers and eating establishments. The end result is a 417 unit community filled with single family residential lots, townhouses and acres of natural and manicured open space.

Bailey Station came with some particular design challenges due the existing topography. The property contained vast grade changes and numerous areas of steep slopes, which are heavily regulated and protected by the Township Ordinances. D. L. Howell worked closely with Caln Nether and Caln Township to carefully analyze the site, create a layout that met the ordinance requirements, and provide a site that could be developed. As a result some zoning relief was obtained, and creative design techniques used, to further reduce disturbance to these areas and enhance the overall visual appearance of the site. The site includes a number of retaining walls, both decorative and structural, some of which were also incorporated into the stormwater management facilities.

Other major technical design components of the project include the following:  Design of all streets, on and off site utilities, overall site grading, erosion controls and regional stormwater management. Permit approvals through Caln Township, PADEP and Chester County Conservation District were also necessary to construct the project.
