PROJECT DESCRIPTIONS:

DLHOWELL ENGINEERING PROJECT DESCRIPTION:

The Marriott Hotel and Office Coatesville Redevelopment project consists of a 125 Room Courtyard Marriott Hotel, 80,000 SF office building, and a three floor parking garage on 22 acres located in the City of Coatesville, Chester County. 

The project was funded through various local, state and federal grants and private funding.  Major technical design components of the project include the following: Design of building layout, curbing, parking, paving. site grading, erosion controls, stormwater management, lighting, and landscaping.

Overall site utility design including water, sewer, storm and sewage pump stations. Securing of all regulatory permits required to construct project including PADEP, PADOT and CCCD.

Coatesville Redevelopment Project

 

HOWELLKLINE SURVEYING PROJECT DESCRIPTION:

Howell Kline Surveying, LLC’s (HKS) initial involvement with this project dealt with subdividing the lot required for the hotel and office building from other lands of the City of Coatesville Redevelopment Authority. Since the underlying title to the property was to remain with the City Redevelopment Authority it was also necessary to create and describe the Air Rights Segments that the buildings would occupy. ALTA / ACSM Land Title Surveys were prepared which showed all the pertinent plottable easements. The complexity of this project required the creation of utility and access easements for which legal descriptions and exhibits were prepared.

Prior to construction of the hotel building our first task was to perform an as-built survey of the padded site to verify the pad grades and location of adjacent utilities. This allowed the site to be handed over to the prime contractor IMC Construction, Great Valley Parkway, Suite 200, Malvern, PA  19355. Once the project moved into the building construction phase Howell Kline Surveying was contracted by IMC Construction to provide building layout and quality control services. These services included:

Working with the site superintendent to facilitate building construction.  Verifying data between the architectural and structural steel drawings. Performing field survey to layout concrete exterior footing walls and steel columns.  After Steel anchor bolts were set, HKS surveyed their location for an anchor bolt as-built survey to facilitate steel fabrication and construction and to identify which bolts needed to be re-set.  HKS also did construction layout for all interior CMU structural walls for each floor of the building.  As the concrete plank was set on top of the CMU structural wall HKS transferred our control onto the next floor level to ensure the load was directly on top of each previous level’s structural walls.  We checked each level of the concrete plank floor for elevation to ensure uniform elevation throughout each level of planks, providing as-built drawings to the contractor.

Howell Kline Surveying, LLC’s fast response to an ever changing construction schedule and quick turnaround between gathering field data and putting out the as-built drawings has helped the IMC Construction and the other sub-contractors avoid costly delays and stay on schedule.
