PROJECT DESCRIPTION:
Lafayette Square consists of 125 condominium apartments located on 12 acres along Old Wilmington Road in Sadsburyville, PA. The project will be constructed in three (3) Phases with 40 units constructed in Phase I. The development of the site required initial coordination with the US Army Corps of Engineers for permission to remove the existing pond on the property.
In conjunction with the pond removal, a FEMA Letter of Map Amendment (LOMA) was obtained adjusting the floodplain to match the post pond conditions. Major technical design components of the project include the following: Layout of buildings, curbing, parking, paving, site grading, erosion controls & stormwater management. Overall site utility design including water, sanitary sewer and storm sewer.
Securing of all regulatory permits required to construct projects including PADEP, PADOT, CCCD and approval from the local municipality. The NPDES Permit for the project expired during construction of Phase I. This presented a challenge to the developer since the initial NPDES Permit was approved under out-dated regulations.
D.L. Howell was able to quickly and efficiently re-engineer Phase II and Phase III of the project to comply with current NPDES regulations to extend the permit without interrupting the on-going site construction. In addition to extending the NPDES Permit, DLH has been heavily involved with the developer, site contractor and Architect providing immediate construction support and response to construction questions and conflicts.
